GuestHost – Istria M5 & Zara Comfy Apartment Overview

First Impressions

GuestHost – Istria M5 & Zara Comfy Apartment sits in the Bicocca-Zara district, which honestly feels worlds away from the tourist chaos of central Milan. When I first arrived at Via Abbazia, I’ll admit I was wondering if I’d made the right choice — this isn’t your typical hotel setup, but rather a residential building that houses these serviced apartments. The area has this authentic, lived-in vibe that you don’t get near the Duomo, and I actually grew to appreciate that.

The Neighborhood Reality

Look, Bicocca isn’t going to win any beauty contests, but there’s something refreshingly real about staying here. You’re close to the Bicocca university campus, so there’s a decent student energy around, plus some solid local spots for coffee and groceries. The M5 metro line (hence the name) gets you into central Milan in about 20 minutes — not lightning fast, but totally manageable. I found myself using those train rides to decompress after busy sightseeing days.

The Apartment Experience

The apartment itself is exactly what you’d expect from a three-star setup — clean, functional, and comfortable without any frills. The room was surprisingly quiet given the urban location, and I slept well most nights. What I really appreciated was having a proper kitchenette — nothing fancy, but enough to make morning coffee and store some snacks from the nearby supermarket. The furnishings feel like they’re from IKEA’s greatest hits, but everything works and it’s actually quite cozy.

Practical Considerations

Here’s where things get a bit tricky — this isn’t a traditional hotel with a 24/7 front desk, so you’ll need to coordinate your arrival time ahead of schedule. The check-in process involves meeting someone to get your keys, which worked fine for me but might stress out travelers who prefer more flexibility. Parking in the area is street-side and can be hit or miss, though I managed to find spots without too much drama. The building itself is pretty standard Italian residential — functional elevator, decent WiFi, nothing that’ll wow you but nothing that’ll frustrate you either.

Why Guests Love It

What this place really offers is value and authenticity — you’re paying significantly less than you would for similar accommodations in central Milan, and you get a genuine taste of how locals actually live. The 7.2 rating makes sense to me; it’s not perfect, but it delivers on its promises. If you’re the type who wants to explore beyond the typical tourist zones and doesn’t mind a short commute to the main sights, this setup works really well. I mean, you’ll have stories about staying in “real Milan” that your friends who booked those overpriced hotels near La Scala definitely won’t have.

Reviews of GuestHost – Istria M5 & Zara Comfy Apartment

  • Good – Elif from Turkey – 15 August 2025 (7/10)

    Nico'nun karşılaması çok sevecendi. Valizlerimi taşımama yardım etmesi çok hoştu. Tesis metroya çok yakındı.

    What could be improved: Çok sıcaktı ve vantilatör serinletmeye yetmiyordu.

  • Exceptional – Kateryna from Ukraine – 31 July 2025 (10/10)

    Great apartments. To the subway 2 minutes. There is absolutely everything you can need. Thank you. Very clean and cozy

  • Good – Mischell from Slovakia – 15 July 2025 (7/10)

    Ubytovanie bolo čisté a v dobrej lokalite hned vedla stanice metra.

    What could be improved: Postel bola velmi vyležaná a nepohodlná

  • Very good – Maria from Spain – 7 July 2025 (8/10)

    Limpio, cómodo y ubicación, justo al lado d parada d metro y autobús

    What could be improved: Que no hubiese aire acondicionado, sólo había un ventilador y hacía mucha calor

  • Disappointing – Jihane from Morocco – 2 July 2025 (1/10)

    What could be improved: I'm giving 1 because there isn't a way to give 0 to the management, apparently we are dealing with an agency (clean BnB or something) and not directly with the owner, all they care about is to complete a form that requires to take a selfie holding your passport. I've tried multiple times but it keeps showing an error and each time i had to explain this to a different person, then the "Manager" who's name is Matteo sent me a message on WhatsApp ordering me that i should fill out the form without even checking before with his team what seems to be the issue. I've asked him to check with them is and he replied " No no.you should explain to me". He also ordered me to change the device when i have already explained that I'm traveling and all i have is my phone. We have also talked on a call and he was very rude and kept interrupting me to the point where i had to start shouting so that he can shut up and listen to what i was saying. I don't understand how such an incompetent person becomes a manager and is responsible for resolving issues.
    The apartment itself was also not the best choice I've made and regret it very much. There is no air conditioning but just an old fan in this unbearable heat. The towels and pillow sheets were dirty and had stains on them, which was a huge disappointment because how much would it cost to buy new ones ? There were many mosquitoes and insects, and the window has a poor net to block their entrance but it is teared up and doesn’t do much of a job (by the way, it exists only in the bedroom)
    My advice to your management is to treat guests with respect and not give them orders. Also, check with your team all the necessary details before contacting the guests. It's not one's fault that your website is not working and you should show empathy and try to find a solution instead of being disrespectful.

  • Exceptional – Mehari from United Kingdom – 8 May 2025 (10/10)

    Everything about this place is great. Clean, peaceful and central to so many places

  • Great place for a weekend full of sightseeing – Tomasz from Poland – 21 April 2025 (9/10)

    – very close to metro, tram and bus stations;
    – easy going in and out;
    – really quiet neighbourhood considering location;
    – several small shops near;
    – really cool oldschool elevator (although rarely used as the flat is at 1 floor);
    – big bed with proper mattress;
    – full utensils like iron, dryer for preparing yourself for a day in Milan;
    – 2 coffee pots;
    – very nice and helpful host Nico, who let us in much earlier than anticipated;

    What could be improved: – clogged sink in bathroom;
    – in april heating is no longer operating, but it's a thing for all of city, so everywhere You may feel chilly;
    – for those unaccustomed with boilers warm enough water might be tricky, we did fine;

  • Very good – Antonella from Italy – 18 April 2025 (8/10)

    Struttura comoda per la sua vicinanza metro, la casa sembra avere tutto il necessario per soggiornare, per due persone va bene, interno e arredo tranquillo modesto.

    What could be improved: Il servizio igienico funzionante ma a mio parere un po' vetusto.

  • Very good – Ana from Romania – 3 April 2025 (8/10)

    Very good position, near M5

  • Disappointing – Alexander from Belarus – 25 June 2024 (4/10)

    Metro/tram nearby. Cute tiny lift in the building. Bed, temperature and water pressure are OK.

    What could be improved: The washing machine leaked water, so we involuntarily washed the bathroom floor at night, and had no chance to do the laundry as expected.

    The sink in the bathroom, as well as the bathtub don't drain water properly. Together with the gas boiler you can either wash your face and brush the teeth above the sink full of dirty water ('cause you need some sufficient water flow to start the boiler), or you end up washing in the cold slow water in order to keep the tide low.

    The toilet does not flush at all. You have a valve sticking out of the wall, and you can turn it 90 degrees to let the water play a bit with your poop, and that's it! There's no water reservour in the wall, so the empty red bucket that was left near the toilet bowl comes very handy (did you get the idea as we did?).

    Some dishes and pans are dirty. And you have no dishwashing detergent to try fix it. Neither you have a fresh enough sponge available. We decided to not use the kitchen. Even though we planned to.

    When checking in, we were asked by the host, whether we were OK with the cleaning service to come the next day, as for some reason the room was not cleaned properly before our arrival. We asked her, what are the issues exactly, and the lady showed us "just some dust" on the shelves, which we were OK with, so we rejected the cleaning service. BUT in a couple of days, when checking under the bed, we found not only the dust there, but also an empty box of cookies (?) and a pair of socks (not ours)!

    There's a bird (a parrot?) in the block, which cries like crazy every morning.
