PrimoPiano – Frisi Overview
First Impressions
PrimoPiano – Frisi sits on a quiet residential street in Milan‘s Porta Garibaldi district, and honestly, you might walk right past it if you’re not paying attention. The entrance is understated — no flashy signage or doormen — which actually works in its favor. It feels more like you’re staying at a well-appointed friend’s place than a typical hotel, and that’s exactly what they’re going for with this three-star property.
The Neighborhood Reality
Via Paolo Frisi is one of those Milan streets that locals love because tourists rarely stumble onto it. You’re about a 10-minute walk to Porta Garibaldi station, which means you can actually get around the city without dealing with the chaos near Centrale. The area has that authentic Milanese residential vibe — there’s a corner café where the barista will remember your order after two visits, and a small alimentari that stays open later than it should.
What You’re Actually Getting
The room I stayed in was compact but thoughtfully designed, with that Italian knack for making small spaces feel purposeful rather than cramped. The furnishings are modern without trying too hard — clean lines, decent lighting, and a bed that’s actually comfortable (you’d be surprised how often Milan hotels get this wrong). There’s no minibar taking up precious space, but there is a small desk area that works if you need to get some work done.
The Details That Matter
What I appreciated most was how quiet everything was, even with the windows open on a warm evening. The staff — there aren’t many of them — seem to genuinely care about getting things right rather than just going through the motions. They’ll give you solid restaurant recommendations that aren’t the obvious tourist traps, and they know which metro entrances to avoid during rush hour. The WiFi actually works throughout the building, which shouldn’t be noteworthy but somehow still is in many Milan hotels.
Why Guests Love It
Look, PrimoPiano – Frisi isn’t going to wow you with a rooftop pool or marble everything, but it nails the fundamentals in a city where many places don’t. You’re getting a clean, comfortable stay in a genuinely local neighborhood, with staff who treat you like a person rather than a booking number. For the price point, it’s one of those finds that makes you feel slightly smug about your travel planning skills — and in Milan, where hotel rates can be brutal, that’s worth something.

Passable – Sandra from Spain – 24 November 2025 (5/10)
Good – Sandra from Lithuania – 9 November 2025 (7/10)

Está genial. La comunicación con los anfitriones es muy buena, todo muy bien explicado. El piso tiene todo lo necesario, super bien equipado y en buena zona.
What could be improved: El cabezal de la ducha estaba un poco roto y el agua salía por los laterales.Good – Luis from Spain – 19 October 2025 (7/10)

What could be improved: it would have been great if more kitchenware were available.Pleasant – Saleh from Jordan – 27 September 2025 (6/10)
Excellent location, very close to the train station and right on the tram line.
• The apartment is well equipped with everything needed for a comfortable stay.
What could be improved: No direct way to contact the owner. When we had a problem with the door lock, the reply through Booking was very late.
• We stayed 5 days during very cold weather, but there were no blankets on the beds. Despite sending several requests, we only received a reply on the last day saying they had been forgotten. This was a big mistake and made our stay very uncomfortable, forcing us to spend most of the time outside and to buy extra clothes to handle the cold.
• The bathroom requires simple maintenance, such as fixing the shower handle.Very good – Kobylianskaia from Finland – 7 August 2025 (8/10)
Comfortable apartment with everything you need for a family stay. The only thing that put a damper on the trip was the non-functioning washing machine. The owners' offer to have our clothes washed at a private laundry and reimburse us resulted in us visiting 3 laundries in the area (2 of which were closed and 1 had a long queue), so we lost time and decided to wash our clothes later. Otherwise, everything was perfect. The location was excellent. The apartment had air conditioning and a beautiful balcony where we could enjoy wine or cocktails in the evening. I highly recommend it.
What could be improved: The washing machine is not working.Ottima posizione per buon prezzo – Marco from Italy – 3 June 2025 (8/10)
Appartamento ben situato. La struttura e’ abbastanza nuova e lo staff gentile nel fornire tutte le informazioni in modo preciso. Abbiamo pernottato solo per una notte
What could be improved: Il bagno era un po’ piccoloVery good – Joanna from Poland – 10 May 2025 (8/10)
W dobrej lokalizacji
Dobry kontakt, suszarka była zepsuta, dowieziona druga , także super
What could be improved: Brak kontaktu po 17/18 i weekend, dolny zamek w drzwiach sie zacinał, mrugajaca dioda w kuchni, utrudnia zasypianie
