PrimoPiano – Tertulliano Overview

First Impressions

PrimoPiano – Tertulliano sits quietly on Via Tertulliano in the Porta Vittoria area, and honestly, that’s exactly what I loved about it. This three-star property doesn’t try to be something it’s not — instead, it nails the basics while giving you a genuine taste of residential Milan. The building has that classic Milanese charm, and when you walk in, there’s this immediate sense that you’re staying somewhere locals actually know about.

The Neighborhood Reality

Porta Vittoria is one of those areas that’s perfectly Milan without being touristy. You’re about a 15-minute metro ride from the Duomo, but honestly, I found myself enjoying the walk through different neighborhoods just as much. There’s a fantastic morning market nearby where actual Milanese do their shopping — not the kind of place you’ll find in guidebooks, but exactly where you want to grab fresh pastries and watch the city wake up. The area has that lived-in feel that makes you understand how the city actually works.

Your Space

The room I stayed in was clean and thoughtfully arranged, with enough space to actually unpack and settle in for a few days. What struck me was how quiet it was — you’re on a residential street, so you get proper sleep without the constant hum of tourist traffic. The bathroom was modern and well-maintained, which isn’t always a given at this price point. There’s also decent wifi throughout, though I spent most of my time exploring rather than working.

Getting Around

The Porta Vittoria metro station is literally a few minutes’ walk away, which connects you to the green line and gets you anywhere you need to go. But here’s what I really appreciated — there’s easy parking in the area if you’re driving, something that can be a nightmare in central Milan. The staff actually gave me solid local tips about where to eat dinner, and their suggestions were spot-on. You know what I mean — the kind of places where menus aren’t translated into five languages.

Why It Works

Look, PrimoPiano – Tertulliano isn’t going to wow you with fancy amenities or over-the-top service. What it does is give you a comfortable base in an authentic part of Milan without breaking your budget. I actually preferred staying here to some of the more central places I’ve tried — there’s something refreshing about ending your day in a real neighborhood rather than a hotel district. The 7.9 rating makes sense because it delivers exactly what it promises, and sometimes that’s more valuable than hotels that promise the world but fall short on the details that actually matter.

Reviews of PrimoPiano – Tertulliano

  • Peaceful, spacious and full of amenities – P from Germany – 26 April 2024 (10/10)

It was quite comfortable and in a very peaceful location! Because it was hinter Haus, there was not much chaos! Plus it was close to tram stops and bus tops so connectivity was also quite good and we could reach city centre in just 20 min

What could be improved: Nothing as such

  • Very good – Ana from Ukraine – 26 March 2024 (8/10)

Besides, everything was fine. The location is not bad, we needed 20-30 mins by bus or tram to get to the city center.

What could be improved: A cockroach that we saw 1 time entering the kitchen.

  • It was a great pleasure staying at your apartment – Jabbi from United Kingdom – 20 February 2024 (10/10)

It was a great pleasure staying at this place I would highly recommend it
To anyone. We really enjoyed our stay. We would visit again in the near future.
Thank you for providing us the accommodation. Much appreciated

What could be improved: Couldn't get hold of someone to talk to on the phone except email
Which takes a little longer to get the response through. If you could speak to
Customer assistant directly would have made the whole experience
    A lot more better.

  • Good value for money and a nice apartment! – Harry from United Kingdom – 8 December 2023 (8/10)

What could be improved: Unfortunately the walls were very thin and there was a baby next door that kept us up on the first night. Obviously not the hosts fault but something to bear in mind if you are booking.

  • Nice stay in a real italian neighborhood – Florin from Romania – 4 October 2023 (9/10)

Very cozy apartment, very well equipped, including kitchen ammenities. Good neigborhood, quiet street, and 10-15minutes to subway and 5 minutes to bus. Very good for the observers of daily italian "normal" life 🙂 from the balcony

What could be improved: Soundproofing could have been better, but that's nothing that the owner could fix. Mosquito net also on the kitchen window would have been nice.

  • A good stay – Georgi from Bulgaria – 23 September 2023 (9/10)

The apartment is really nice. Although we couldn't use the elevator, we were informed immediately after we booked the apartment. The beds were comfy.

What could be improved: We had problems connecting to the Wi-Fi. Also a bit unfortunate, but the neighbors have a baby and we could hear a baby cry at 5 a.m.

  • Not value for money – Sharon from Australia – 7 September 2023 (5/10)

    Room to move and cook

What could be improved: Basin faucet loose and could not adjust the shower head. Could only use the small shower head. Also there is a lift inside for permanent residents but not available for holiday rentals so lugging 20kg of luggage up 4 flights of stairs is not fun! We cooked one night and turned on a couple of appliances at the same time and this caused the power to trip.

  • Good – Vadim from Moldova – 24 August 2023 (7/10)

The location was convenient, the apartment was exactly as in the photos

What could be improved: After the self check-in we received the confirmation but then, all of a sudden, we got a letter that the self check-in failed. On the day of our arrival we sent a letter to the host explaining the situation. We were perplexed as our flight was late at night and we weren't sure that upon arrival in Milano we would be able to get into the apartment. Unfortunately, we got no answer to our several messages to the host. So we found the apartment and followed the instructions received prior.
We are experienced travellers and this is the first time we come across such a poor guest relation approach. The only message we finally got from the host was the reminder about the check out time.

  • Great location and interior – Viktor from Hungary – 7 August 2023 (9/10)

Great location and nice interior. The apartment has no air conditioner but has a fan so it was perfectly okay. Great, authentic Italian-like atmosphere.

What could be improved: An elevator exists in the condominium but unlike regular residents, we could not manage to be able to use it.

  • Superb – Bradshaw from Ireland – 22 May 2023 (9/10)

I liked the area, Convenient, near tram links, easy to get into the centre of the city.

What could be improved: The food, the shopping
