PrimoPiano – Tibaldi Overview

First Impressions

PrimoPiano – Tibaldi sits in one of those residential Milan neighborhoods that feels refreshingly authentic after you’ve spent days dodging tourists around the Duomo. The building itself is pretty typical for this part of the city — nothing flashy, but there’s something appealing about its understated approach. You know what I mean? Sometimes you just want a place that doesn’t try too hard.

Location & Getting Around

The Famagosta area is honestly one of those spots that locals know but visitors often miss. You’re about fifteen minutes from the center by metro — the green line stops right nearby at Famagosta FS, which makes getting around surprisingly easy. I actually prefer staying in neighborhoods like this because you get a real sense of how Milanese people actually live. There are proper cafés where they know your order, small groceries, and that relaxed evening energy you don’t find in the tourist zones.

The Room Experience

The rooms at this three-star place are exactly what you’d expect — clean, functional, and honestly quite comfortable for the price point. My room had decent space (not huge, but Milan standards are different), and the bed was actually pretty good. The bathroom was small but well-designed, and I appreciated the little touches like proper lighting for getting ready. Nothing groundbreaking, but everything worked as it should.

Practical Considerations

What I really liked was how straightforward everything was. The staff speaks decent English and they’re genuinely helpful — not just going through the motions. Parking can be arranged if you’re driving, though honestly I’d recommend just using public transport in Milan. The area has several good options for grabbing dinner, including a little restaurant about two blocks away that serves excellent risotto (the kind of place where half the menu isn’t in English, which is always a good sign).

Why Guests Love It

Look, PrimoPiano – Tibaldi isn’t going to wow you with fancy amenities or designer everything. But it delivers exactly what many travelers actually need — a comfortable base in an authentic part of the city, with easy access to Milan’s main attractions and a neighborhood that feels real. The 7.9 rating makes sense to me; it’s the kind of place that consistently meets expectations without any major surprises, good or bad. If you’re looking for genuine Milan character without paying historic center prices, this spot actually works really well.

Milan hotels keep travelers close to Gothic spires, fashion boutiques, and metro lines to Renaissance masterpieces.

Reviews of PrimoPiano – Tibaldi

  • Normal place to stay in Milan. – Ivan from Israel – 21 October 2025 (7/10)

    The apartment is well equiped.

What could be improved: The registration process to the property is more complicated then in the airport, the host is not so frendly and not answering to the phone. The instructions of the how to get to the property is clear, but the photos of the keys are wrong it took me a while to understand which key is from the entrance door. All the equipment is not new. It is a bit noisy due to the road infront if the building. The train station that is very close to the windows of the apartment was not so loud, as I was afraid, but maybe it was beacase of Sunday.

  • All good!!! Accommodation is great – Rose from Philippines – 21 October 2025 (10/10)

Good for the family. Two bedrooms were occupied.
Close to station markets and restaurants.

What could be improved: Very minimal and you can work for it. Just not having lift but unit is just 2 staircase to climb just okay 👌. Smell at the bathroom just maintain the door close then all is good👌👌👌
Also having a baby with us that we cant control he will cry
1 neighbor knock on us 🤭

  • Comfy, spacious flat with good access to the centre of Milan – Jonny from United Kingdom – 8 October 2025 (8/10)

Good space, lots of storage and a usable kitchen with a dining table. It was secure and comfortable.

What could be improved: The instructions were thorough but unclear in parts. Every door is referred to as a gate. They need to be far more specific. It is like trying to breach Fort Knox otherwise… I’d have like to have seen a few more basics in the flat too. Instant coffee and long-life milk should be provided as a basic essential. Also the neighbourhood immediately surrounding the flat doesn’t have a wealth of amenities BUT it is very handy for the tram to get to the centre.

  • All good – Liubomyr from Poland – 27 August 2025 (10/10)

    All good

What could be improved: Haven’t issues

  • Nice accommodation, but a bit far from the city center – Natalia from Poland – 10 June 2025 (9/10)

The accommodation was very nice — spacious, clean, and well-prepared. Despite the hot weather outside, the temperature inside the apartment was perfect. Communication with the host was smooth, and all instructions on how to check in and access the apartment were clearly explained.

What could be improved: A small downside was the location — the apartment was a bit farther from the city center than we expected based on the map. We also missed a few small essentials like salt, pepper, and shampoo

  • Good flat and position – David from Italy – 23 May 2025 (9/10)

It was right next to Bocconi University, just what I needed for work purposes. Decor in the flat was simple but in a good way; separate areas.

What could be improved: Getting into the flat was not very easy. The host does provide information but it's just too much I'd say. I found the price to be a little bit excessive for one night.

  • Good, we had a great time – Gaj from Poland – 20 March 2025 (9/10)

Accomodation was very clean, location was great, close to the supermarkets or main attractions, neighbourhood was rather safe

What could be improved: collecting the keys to the accomodation was quite complicated

  • Great thank you – Simon from France – 14 March 2025 (9/10)

    Great location

What could be improved: No complaints

  • Very enjoyable, would recommend. – Byrne from Ireland – 1 August 2024 (8/10)

The property was very nice, clean, and spacious. Although it was not close to the centre, it is very accessible by public transport. The hosts provided very helpful directions and instructions.

What could be improved: The lack of air conditioning.

  • Superb – Perraki from Greece – 5 November 2023 (9/10)

Very clean and very spacious. 15-20 minutes with a car from the center of Milan in traffic.
