PrimoPiano – Ozanam Overview

First Impressions

PrimoPiano – Ozanam sits on a quiet residential street just minutes from Milano Centrale — honestly, when I first walked up, I almost missed it because it feels more like stepping into someone’s elegant home than a typical hotel. The building has this understated Italian charm that you don’t really notice until you’re inside, and then it hits you how thoughtfully everything’s been designed. It’s one of those places where the lobby actually makes you want to linger instead of just rushing through.

The Neighborhood

Here’s what I love about this spot in Milan — you’re close enough to the train station that dragging luggage isn’t a nightmare, but far enough that you’re not dealing with all that chaos and noise. The Stazione Centrale area gets a bad rap sometimes, but this little pocket near Via Ozanam is actually pretty charming with its tree-lined streets and local cafés. You can walk to the Duomo in about 20 minutes if you’re up for it, or just hop on the metro — the yellow line is super close.

The Room Experience

The rooms at this four-star place feel surprisingly spacious for Milan standards, and I mean that in the best way possible. Mine had these lovely hardwood floors and this sort of modern-meets-classic vibe that works really well — not trying too hard to be trendy but definitely stylish. The room came with a little kitchenette area that was actually useful (you know how sometimes hotel kitchens are just for show?), and the bathroom had one of those rainfall showers that I genuinely didn’t want to leave.

Practical Touches

What really impressed me were all the little things they got right. There’s secure parking available, which honestly is a godsend in this city — I’ve stayed at places where finding a spot becomes a two-hour adventure. The staff speaks excellent English and actually seems to know the neighborhood well enough to give you real recommendations, not just the touristy stuff. The Wi-Fi works properly throughout the building, and there are plenty of outlets near the bed (small detail, but you know how annoying it is when there aren’t any).

Why Guests Love It

Look, PrimoPiano – Ozanam isn’t going to wow you with a rooftop pool or a fancy spa, but it does something better — it gives you a genuine taste of what living in Milan might actually feel like. The breakfast is solid Italian fare, there’s a cozy common area where you can actually work or read without feeling awkward, and the whole place just has this comfortable, lived-in quality that makes you want to stay longer. For the price point and location, it’s honestly one of the better finds I’ve had in this city.

Reviews of PrimoPiano – Ozanam

  • Great place where I would stay again. – Colleen from United States – 13 July 2025 (9/10)

Location was excellent. The apartment was nicely furnished and comfortable. Nice place for my morning cappuccino right across the street. Lots of space for a family of 4.

What could be improved: The pillows on the bed were very thin and could’ve used a light weight blanket too. Also, only one bed was made up in the room with two beds. Considering I was traveling with my 22 year old son and 19 year old daughter, I chose this location because it had two actual beds. I know there was a message about paying extra for linens, but I understood that to mean if you needed them for the pull out couch.

  • Very good – Maximilian from Germany – 2 July 2025 (8/10)

Located in Areal nice and Central neighborhood

  • Milan trip – Andywills10 from United Kingdom – 4 June 2025 (9/10)

Spacious apartment, plenty of character & a stones throw away from main attractions on metro stop outside

  • Amazing location and wonderful size for a family of 4 to stretch out at the end of a day exploring Milan. – Kimiko from United States – 3 June 2025 (9/10)

Loved the location, even more than we expected! Great local cafes & easy transport to attractions. Also loved the size of the flat, as well as having AC. The building had a charming courtyard, and the tile floors helped us stay cool.

What could be improved: The washing machine didn’t work properly — it seemed to have trouble draining, so the clothes were quite wet and didn’t get completely clean. The beds were also hard.

  • Modern house in old italian building lovely stay – Bhakti from India – 22 May 2025 (9/10)

Nice apartment near lima metro station.. lively area to stay.. few points whixh mentioned down.. other them that loved the apartment.. had a italian feel house..

What could be improved: Less vessels.
electricity fuse used to trip but there was main socket in house itself so easy to fix
Doors of rooms and bathrooms were not closing..

  • Great size for family stay in a nice location – Craig from United Kingdom – 19 April 2025 (8/10)

The flat was a great size and came with three big beds perfect for our family of four. The kids beds were very comfortable. Nice little touches like adapters for plugs and umbrellas (the rain was terrible!) really helped to make this place feel like home. The shower was easy to use (not always a given).

The location is really good. Wonderful bar, coffee shop and pizza restaurant nearby. Quite residential and doesn’t feel touristy here. It’s “quiet” for people but not quiet!

Very close to the M1 metro that takes you right into the centre of the city (Duomo) and to shopping areas. A short walk from the main train and bus station.

    Would definitely stay here again.

The instructions and process for getting the keys and finishing the stay are simple. Not onerous rules and easy to get keys without lots of faff.

What could be improved: The main double bed was not great. Some slats broken on the base and very cheap sheets.

The ceiling lights flickered in basically every room.

Toilet paper was the cheapest kind you can get!

Perhaps it’s true of all Milanese flats but the windows do not keep out any noise. On Thursday morning the bin trucks come and make lots of noise. On Friday morning they seem to be washing the paths at 2am? We’re not city people so that noise is not familiar to us.

  • Superb – Stefana from Romania – 16 March 2025 (9/10)

The apartment is very spacious and cozy. It's close to the central train station – about 15 minutes walk. The check in is super easy and a very big advantage is that it has two full bathrooms and that's very convenient. They have almost everything you need! Would totally recommend it.

What could be improved: We had just a minor problem…the WiFi did not worked but we were out most of the day.
Also, some kitchen stuff like forks would be nice, but if you don't plan to eat at the apartment it's fine really.

  • Generally good, great for a budget break. – Charles from United Kingdom – 17 February 2025 (7/10)

Convenient location for the metro, close to some shops and cafes. Beds comfortable, apartment very clean and warm.

What could be improved: Entry procedure did not work. Only gained access due to someone else entering the building. Contacted Primapiano who rectified this quickly. Some lights failed on the second day (flashing on and off) then the WiFi failed. Area around heavily graffitied which made it look neglected and scruffy.

  • Great Milan Accomodation – Maria from Australia – 12 December 2024 (9/10)

Apartment was very clean, it has all facilities required for a family with a teen & young adults. Location is fantastic for what/where we needed to go. Dealing with staff & checkin process was easy to follow & facilitate.Highly recommended & we will stay again if the opportunity presents itself 😊

What could be improved: As expected with most apartment bookings, no opportunity to leave our luggage & we needed to source external & additional cost for this as we were coming into Italy on an international flight & were limited to managing flight arrivals vs Checkin times. Staff were, however, helpful with recommendations on who to use for this service.

  • Really enjoyed our stay and everyone was comfortable. Nothing important was missing – Gainaru from Romania – 18 July 2024 (9/10)

Big apartment, spacious rooms, very comfortable beds, clean overall, plenty of mirrors

What could be improved: Shower in one of the bathrooms was quite small, but not a huge inconvenience
