PrimoPiano – Colonne 18 Overview

First Impressions

PrimoPiano – Colonne 18 sits right on one of Milan’s most character-filled streets, and honestly, the location tells you everything you need to know about this place. This three-star hotel occupies a historic building along Corso di Porta Ticinese — you know, that wonderfully chaotic stretch where locals actually hang out instead of just tourists. The entrance is understated in that particular Italian way, where you might walk past it twice before realizing you’ve found your destination.

The Neighborhood Vibe

Here’s what I love about staying here — you’re smack in the middle of the Navigli area without paying Navigli prices. The famous canals are literally a five-minute walk, but you’re far enough from the weekend madness to actually get some sleep. During the day, Corso di Porta Ticinese buzzes with vintage shops and little cafés where you’ll hear more Italian than English. The Porta Ticinese gate itself is right there, and I mean, you’re walking through actual Roman history to get to your morning espresso.

What Your Room Offers

The room situation is pretty straightforward — this isn’t about fancy amenities, it’s about being comfortable in a great location. The spaces feel authentically Milanese, with high ceilings and those old-school shutters that actually block out the street noise when you need them to. Some rooms face the corso, which means you get the full street theater experience (the good and the occasionally loud parts). The bathrooms are compact but functional, and honestly, you’re probably not planning to spend much time in your room anyway when Milan is right outside your door.

Getting Around

Transportation-wise, you’re golden here. The Porta Ticinese tram stop is basically at your doorstep, and you can reach the Duomo in about fifteen minutes without breaking a sweat. What’s actually more interesting is how walkable everything becomes from this spot — the Bocconi area, the design district around Tortona, even a decent stroll to the center when the weather’s nice. I’ve stayed here a few times, and you start to feel like a local pretty quickly because you’re using the same routes and stops as people who actually live in Milan.

Why Guests Love It

Look, PrimoPiano – Colonne 18 works because it doesn’t try to be something it’s not. It’s a solid, no-nonsense base in one of Milan’s most authentic neighborhoods. You’re paying for location and character, not marble lobbies or rooftop bars. The staff knows the area inside and out — they’ll point you toward the aperitivo spot that’s actually good, not just the one that looks fancy. For travelers who want to experience Milan beyond the tourist checklist, this place puts you right where you need to be, at a price that won’t make you wince when the credit card statement arrives.

Reviews of PrimoPiano – Colonne 18

  • 0/100 – Extremely Disappointing Experience – Hafiz from United Kingdom – 3 December 2025 (1/10)

The only thing, which was good about the property was, it was clean

What could be improved: My experience at this property was incredibly frustrating. When I arrived, the entry link they provided did not work, leaving me stuck outside. Luckily, the security guard standing outside of the bar told me, it’s everyday routine and he helped me out. So, I ended up having to press another flat’s buzzer just to get into the building, which was uncomfortable and unprofessional.

They claim the temperature is set according to Milan council rules or something similar, but the apartment was freezing. The floor was cold, and there was no proper heating system or any clear way to adjust it. I tried messaging the property for help, but they never responded. After that, there was no way to contact anyone about the heating or any other issues. This made it very clear that they are only interested in taking money from visitors, not in providing any real customer service.

The only messages they did send were instructions on how to enter the property (which didn’t even work) and then later a message about checkout. No support, no follow-up, nothing.

If I could give this place a rating of 0, I absolutely would.

  • Average – Emily from United Kingdom – 14 October 2025 (6/10)

    Location is good

What could be improved: Property looks bright and spotless online. When we arrived it was dark and dingy with old worn bedding on and the bed was on a wonk. Got a shock from touching the microwave. Door was broken and couldn’t slide it across

  • Great location – Patrick from Ireland – 27 September 2025 (8/10)

Clean and comfortable. It’s within walking distance of so many sights. The metro sop is very close. The are is lively.

  • Excellent location above all. – Glen from United Kingdom – 1 July 2025 (7/10)

Fantastic location, quite spacious. Basic but has everything you need.

What could be improved: Entry was a hassle, the link to enter didn’t work. Apartment is quite dated. Description says includes toiletries but that meant a quarter bottle of watery shampoo only.

Nice apartment but climbing up those old stairs with my two heavy luggages was a pain.

What could be improved: There’s no elevator and the street is pretty busy and noisy.
