PrimoPiano – Maderno Overview

First Impressions

Stepping into PrimoPiano – Maderno feels a bit like discovering a friend’s stylish apartment rather than checking into a typical hotel. This three-star property sits quietly on Via Carlo Maderno in the Navigli district, and honestly, that’s part of its charm — you’re not dealing with crowds of tourists dragging suitcases through a massive lobby. The entrance is understated, almost modest, but once you’re inside, the clean lines and thoughtful design details make it clear someone put real care into this place.

The Navigli Advantage

Location-wise, you’ve hit the jackpot if you want to experience Milan like locals do. The Navigli canals are literally at your doorstep, which means aperitivo spots, vintage shops, and those late-night trattorias that don’t show up in guidebooks are all within walking distance. I mean, you can stumble back from Naviglio Grande after a few Negronis without worrying about catching the last metro — that’s worth something. During the day, it’s surprisingly peaceful for being so central, though weekends do bring the party crowd to the canal-side bars.

The Room Experience

The room I stayed in was compact but clever — think urban efficiency rather than cramped quarters. The bed was comfortable enough, and the bathroom actually had decent water pressure (you’d be surprised how often that’s not the case in Milan). What struck me most was the attention to lighting; they’ve got this mix of natural light and warm evening ambiance that makes you want to linger rather than just crash and leave. Storage space is limited, so pack light if you’re staying more than a couple nights.

Practical Considerations

One thing to know — there’s no on-site restaurant, but in this neighborhood, that’s actually a blessing in disguise. You’re surrounded by authentic Milanese eateries that haven’t been sanitized for hotel guests. The front desk staff knows the area well and won’t just hand you a generic tourist map. Parking can be tricky (this is Milan, after all), but they’ll help you figure out the closest options, and honestly, you probably won’t need a car once you’re here.

Why Guests Love It

What makes PrimoPiano – Maderno work is that it doesn’t try to be something it’s not. It’s a well-run, comfortable place to sleep in one of Milan’s most authentic neighborhoods, without the inflated prices you’d pay closer to the Duomo. The 7.4 rating reflects exactly what you get — solid, reliable, and perfectly positioned for exploring the real Milan rather than just the postcard version. If you’re looking for a spa or room service, look elsewhere, but if you want to wake up in the heart of Navigli and discover the city on foot, this is your spot.

Best hotels in Milan blend rooftop terraces, contemporary Italian style, and traditional Milanese breakfast spreads.

Reviews of PrimoPiano – Maderno

  • Overall, while the apartment has potential due to its look and location, the cold, the maintenance issues, and the check – Trandafilović from Serbia – 21 November 2025 (5/10)

The apartment looks exactly like the photos on Booking, which was a pleasant surprise. Everything appeared clean and neatly arranged upon arrival. The location is also very convenient—just a short walk to the tram or train, making it easy to get around the city.

What could be improved: Unfortunately, several issues made our stay uncomfortable. The double bed is quite small, especially considering that taller or larger guests may book the place. The shower leaks heavily, leaving a large puddle on the floor after every use. Even worse, the water temperature would suddenly switch from the hot setting to freezing cold for a minute or two. In such a small tub, there’s barely any room to move, and this sudden shock could be dangerous for children or anyone with heart issues.
The apartment was extremely cold during our stay in the third week of November. The thermostat showed 19°C, and although an AC unit was listed in the Booking amenities, the remote was nowhere to be found. When we asked the host, they said it was “Milan regulations” that homes cannot be heated above 19°C, which we later learned from other locals is not true. We spent most of our time in the living room wearing coats and covering ourselves with the large towels provided. Nights were especially difficult because the heating stopped entirely, making the apartment very cold for sleeping. The floors were freezing as well—we didn’t bring slippers, so we had to stay in shoes inside the whole time. Poor window insulation let in a constant cold draft that made it nearly impossible to warm up the space.
Check-in and check-out were also problematic. Although check-in was set for 2 PM, we were told right at that time that the apartment needed another hour and a half to be ready, leaving us without access for most of the day despite having paid for it. Check-out was listed as 11 AM on Booking, but the host required us to leave at 6 AM, which is extremely early.

  • Very good – Kyal from Italy – 3 June 2024 (8/10)

It was nice and clean, but the shower didn’t work very well. I liked that it was no interaction with people to enter the apartment as well, but at first sight looked like a skam

  • Pleasant – Diana from Slovakia – 15 April 2024 (6/10)

The location of the room was good, there was a bus and tram stop nearby, and it was also not too far from the city centre.
    The bed was really comfortable.

What could be improved: The bathroom needs reconstruction, the shower is really small and the shower head was, as mentioned in other reviews, still broken. Showering was also a problem because of the water temperature, it was boiling for 3 minutes and then freezing for another 3 minutes. This went on for the entirety of every shower for our whole stay.
We don't recommend using the washing machine, the door got stuck and we struggled to open it.
It was also quite cold in the flat and we didn't find the control for AC.

  • Recomendable por el precio – Belén from Spain – 12 March 2024 (7/10)

The bed was very comfortable. The exceptional location has everything close by. The apartment is well decorated and cozy.

What could be improved: The shower was broken. The bathroom was not very good. I would have liked bath products. The apartment is a bit cold and there is no noise insulation.

  • Overall good stay. – Kat from Ireland – 1 March 2024 (6/10)

Good location, good size of the apartment, warm and clean.

What could be improved: As previously noted by other guests, the shower is a nightmare. Leaking shower hose and water is either cold or very hot. It takes forever to have a shower! I have reported this issue to the host so hopefully this can be properly checked and fixed. Otherwise the only way to have a shower is to run warm water in the kitchen and have a shower at the same time ( pressure issue?).
Also, light sleepers can find it hard to sleep due to church bells and poor soundproofing.

  • Pleasant – Elizabeth from United Kingdom – 16 December 2023 (6/10)

The flat was very near a tram route into the centre. It was very clean and fairly well equipped.

What could be improved: The lighting was poor as the central light in the living area didn't work. There were very few electric sockets wired in and lots of extension leads and loose cables which did not seem very safe and would not have passed health and safety regs in the UK. The front door handle was loose and fell off a couple of times. The toilet flush cover was also loose but we managed to fix that. The kitchen area was small and poorly lit. The shower also was very small. We complained about the lack of light but although we were told someone would come and change the bulb no one turned up. It would have been useful to have some information about Milan in English. The TV did not have any English channels.

  • Ok value for money – Milica from Montenegro – 15 November 2023 (7/10)

Cheaper than most accommodations in Milan. The tram to Duomo was a short walk away, which was great. Nearby markets, coffee shops and places to eat. Small, but comfortable bed. Appreciate high quality linen and towels.
Overall clean bathroom and kitchen elements.
The host was very detailed and on time with the instructions and accommodation policies.

What could be improved: First of all, it was cold! Middle November in Milan is pretty cold and it was stated there is an AC, but there was no remote for it. I searched for the whole place, but with no success. Heating in the apartment was so poor, almost like it wasn' t any.
The shower was pretty bad, small, with shower head broken. I was waiting for hot water for 5 minutes to come, again going cold and hot. Also, water was leaking from the shower.
Quiet hours are also noted, but the neighbors weren't so quiet at night nor in the morning, at contrary. This has nothing to do with the host, but it is worth mentioning.
Way too small TV, better claim there wasn't one.
Spider net at the ceiling above kitchen.
One more thing, which happened to be of interest to me. I was introduced on time with check in procedures and it was stated that the entrance door was opening automatically by a phone call, which was ok for me. Nevertheless, just before arriving, which was around 8 PM, I had a problem with my phone and I was a bit in a panic, because it is clearly stated that the host is available to contact by phone until 6 PM only. Though, there was an email form through Booking, which I fortunately didn't have to use because I managed to enter the building.
I think that longer phone availability should be considered, since the host is accepting late check in because of the self check in procedure.

  • Nice value for money but would not rebook – Eszter from Hungary – 11 September 2023 (7/10)

Great location, good price, big apartment (for 2)

What could be improved: Bathroom is less nice, cheap quality, needed to wait for hot water for 10 mins. When windows are opened (which is necessary during the summer) the neighbours are way too loud

  • Very good – Mariana from Ireland – 1 August 2023 (8/10)

Great location and the apartment is lovely!

  • Good – Katsiaryna from Poland – 16 July 2023 (7/10)

The apartment was nice, very good location, a quiet area. We received all the necessary instructions and got inside without any problems.

What could be improved: I was very disappointed with the shower. He had a very weak pressure, with which it is impossible to wash well. There was no hot water for 90% time of our stay. I had to heat up the water and get it into a pot to wash my hair. It was extremely uncomfortable and spoiled my impression of the apartment.
