When I first walked into PrimoPiano – Belinzaghi, I’ll be honest — it felt more like stepping into someone’s well-appointed home than a traditional hotel. This three-star property sits on a quiet residential street in the Bicocca-Zara area, and you know what? That’s exactly what makes it work. The building has this understated elegance that you don’t always find in Milan‘s more tourist-heavy districts.

The Neighborhood Reality

Look, Bicocca isn’t the Duomo area — let’s get that straight. But honestly, that’s part of its charm. You’re in a real Milanese neighborhood where locals actually live and work, not just snap photos. The Bicocca business district is a short walk away, which means plenty of decent cafes and lunch spots that cater to office workers rather than tourists. I found a fantastic little trattoria just two blocks over that I never would’ve discovered staying in the city center.

Getting Around

The Zara metro station is about a 10-minute walk — not exactly on your doorstep, but manageable with luggage. What I appreciated was how easy it made getting to both the central areas and to places like the Porta Garibaldi business district. The neighborhood feels safe for evening walks, and there’s actually decent parking on the street if you’re driving, which is practically a miracle in Milan.

The Room Experience

My room had this interesting mix of modern updates and classic Italian apartment-style fixtures. The space felt generous by Milan standards — I could actually open my suitcase without rearranging furniture. The kitchenette was basic but functional, with enough equipment to handle simple meals or breakfast prep. What struck me most was how quiet everything was, especially compared to hotels near the main train stations where you’re constantly hearing traffic and sirens.

Why It Works for Certain Travelers

This place isn’t trying to be something it’s not, and I respect that. It’s perfect if you’re in Milan for business in the northern districts, or if you prefer a more residential experience over the typical tourist hotel scene. The staff genuinely seemed to care about making sure guests were comfortable — not in an over-the-top way, just… helpful. For the price point, you’re getting solid value in a city where accommodation costs can absolutely shock you. I mean, you won’t find a concierge or room service, but you will find a clean, comfortable base that feels authentically Milanese.

  Everything is very clean, the kitchen has everything you need. The shower works great. Check-in is very easy. Convenient location, 24-hour store nearby.

  I liked the kitchen equipment, the location, being so close to the metro station and a really nice restaurant, plus all the supermarkets. I liked the AC especially for a summer stay in Italy, we also apprecieted the self check in.
  
  What could be improved: I didn't like that the cleanliness of the room seemed superficial, near the bed, next to the TV or in the service area those were a bit dirty for me. Some other inconveniences like the bathroom door not sliding properly, the bathroom fan not working and being without warm water for the last two days of our stay. I contacted the host on the second night at 9 pm about this, expecting him to guide me in restarting the boiler, but he didn't answer. I do understand that this can happen, it was pretty late in the evening, but I noticed this in some past reviews. It seems like nothing was done to prevent this issue from happening to us too which is really unfortunate.

  What could be improved: Dusty, and very humid. Bed was so full of dust I had severe allergy. They are only cleaning visible surfaces. It is very difficult to get fresh air inside even if all windows and doors are open, bathroom was very humid.

  I liked that we had all we needed to cook. The apartment was very spacious and well organized and the area was pretty quiet and safe. The staff was responsive and always answered to our questions.
  
  What could be improved: It was really cold during the nights and mornings, but at least we had a warm blanket. It seems that there is a law in Italy that regulates the use of gas but we were't notified by the staff before and we weren't prepared for that so it was a little bit unconfortable.
